Who calls us for commercial repairs?

Automotive repair shops, warehouses, factories, fire stations and other commercial buildings, all over Middle Tennessee. What they share is a door the work can’t go on without. The red bifold doors at the top of this page are at a fire station, where a door that won’t open holds up a truck that has to roll.

What breaks on a commercial door?

The same parts as on a house, worked far harder. A shop or warehouse door can open and close many times a day, so springs reach the end of their rated cycles sooner, cables fray, rollers wear flat and the operator runs more than any home opener ever will. Add trucks, trailers and forklifts working around the opening, and bent sections and knocked track come with the territory.

  • Springs and cables, replaced and the door balanced again.
  • Damaged panels, glass and track, straightened and reinforced, or replaced when the maker still has a match.
  • Operators and controls: wall stations, safety eyes, limits and boards. We’re an authorized LiftMaster installer and service provider and work on other brands as well.
  • Seals and weatherstripping along the bottom and sides, where water and drafts get in.

Who does the work?

Clay and his team, with Emerson Edwards, a part owner, overseeing the service calls. Commercial doors are where this company’s roots are: before Chad Caro started Kingdom Doors in 2008, he was a lead commercial installer and service manager for garage door companies in Tennessee. The springs, track and operators on a commercial door are bigger than on a house, but the approach doesn’t change. Find what actually failed, fix that, and say plainly what can wait.

What if the door is stuck open?

Call us. A door stuck open leaves a building unsecured overnight, and one stuck shut stops deliveries. Meanwhile, stop running the operator against a door that won’t move. As on a house, that’s how a broken spring turns into a bent section and a burned-out motor. Tell us the door’s size and what it’s doing, and we’ll tell you what to leave alone until we arrive.

Repair, or a new door?

Repair, when the door is sound. When it isn’t, because sections are past straightening or the parts are no longer made, we’ll quote a replacement, and the choices are on our commercial garage doors page. Shops with a car lift or tall equipment may want the door raised while it’s being worked on; that’s a high lift conversion.

Commercial garage door repair: questions people ask

Do you offer emergency commercial garage door repair?

Yes. We take emergency calls 24/7 at (615) 810-6415. A door stuck open leaves a building unsecured and one stuck shut stops work, so tell us the door’s size and what it’s doing and we’ll get there as soon as we can.

Why do commercial garage door springs break so often?

Because they’re worked so hard. Springs are rated for a number of cycles, and a door that opens and closes many times a day uses those cycles up in a fraction of the time a house door would. Higher-cycle springs are worth asking about.

Can a bent commercial garage door section be fixed?

Often. A section bent by a truck or forklift can sometimes be straightened and reinforced with a steel strut. When it’s past that, the section is replaced if the maker still has a match, or the door is replaced if it doesn’t.

Do you repair commercial door operators?

Yes: wall stations, safety eyes, limit settings and control boards. We’re an authorized LiftMaster installer and service provider and work on other brands too. If the door moves by hand but not by the operator, the problem is likely in the controls.
